Annual Homeowners Meeting.

 The HOA Meeting notes will be posted by the end of April 2008. The meeting was held at the Wayne Township Library 198 South Girl School Rd on April 3rd 2008.

The homeowners / crime watch meeting went very well, if you did not make it to the meeting you missed a wonderful opportunity to met and greet your neighbors and board members. 

A unanimous vote by the homeowners for the board members  to remain on the board and serve another two year term in our community. After a discussion of turning the community back over to a property management company due to the responsibilities of maintaining the community it was voted in that Susan would be paid for her services to our community. Susan has been on the board since March 2003 and became president in Sept 2004. We will continue to use Affordable HOA for our financial needs, we will also continue to use Tanner Law Group as our HOA Attorney.

Susan Nichols took on many responsibilities within the community since becoming a self managed. One of those responsibilities has been working with the HOA Attorney and the Accountant.

The Board of Directors has saved the community at least $48,000.00 in managements fees, collecting over $31,000.00 in delinquency. Investing rough-fully $10,000.00 a year back into the community with improvements.

Accomplishments 2007

v      At years end Dec 31st 2007 we had $22,085.95 in our bank account.

v      At years end 2007 we had a delinquency balance of $9029.77. All of which is setting with the HOA attorney and is being collected.  We have taken the delinquency report from 7 pages to 1 as of Dec 2007.

v      We added an additional $10,000.00 to the Community Savings account. For a total saving account balance of $13,756.87

v      Ending our accounts at $35,842.82

v      Budgeted 2008 - expenses of $48,300.00 which includes $2500.00 for snow removal.

v      Published 2 Newsletters, cost of which was just under $125.00 for the 2.

v      4 wooded common areas have been kept clean of the brush and weeds, trash, dead trees and or dangerous tree limbs.

v      Repaired 7 Street sign (concrete), install 12 children at play and 1 deaf child sign.

v      We had the area off of Wandering Way back filled and rip rap laid. The area was raised due  to water laying in the swell, this is an area where leafs, trash and debris collected as well as mosquitoes.

v      Installed 2 light posts on Ida St.

v      We had riprap installed around all of the drain pipes in each of the ponds. On average 2 drains per pond. $185.00 per drain. The riprap has been thrown into the ponds by the neighborhood kids, This will be an added expense for us.

v      We are in the process of applying for a community beautification grant for trees / flowers for our community. (Keep Indiana Beautiful)   

Things we are focusing on for 2008

  1. Building the crime watch program – we need someone to take charge of the crime watch.

  2. Reserve study to be done.

  3. Painting the Gazebo– Wandering Way Common Area.

  4. Planting shrubs and flowers around the gazebo once it has been painted.

  5. Cleaning of Common Areas – cleaning out the under brush and removing dead trees and mulching the area if needed.

Several homeowners went home with a safety device to help secure their homes.

 Security suggestion I can give a homeowner is to place a pad lock on the air conditioning box on the outside of your home. For $3.00 you can save yourself $3,000.00 - $6,000.00. The lock being placed on the AC box is to keep the thief from being able to shut down the electricity to the AC Unit. If a thief can shut down the electricity to the unit then they can cut wires and down the street they go with your AC Unit. Which is striped of the copper and trashed. The copper is then taken to the scrap yard and sold. A few of the empty homes in our community have had the AC Units stolen.
